Information for customers pursuant to art. 13 of European Regulation 679/2016 and rental conditions – Apartments

Reservation and prices: The booking request must indicate the period and the exact number of people, including children and any animals. Payment methods are indicated at the time of booking. The rental of the holiday homes is started and concluded in the name and on behalf of the owner of the property, exclusively for tourist purposes, at the prices indicated in the “HOSPITALITA’ DIFFUSA COMACCHIO EXPERIENCE”. All holiday homes are rented complete with furniture – furnishings and accessories, and have an equipped kitchen or kitchenette available (dishes, pots, refrigerator and anything else useful for carrying out the daily operations of a normal family). The supply of household appliances (washing machine, dishwasher, TV, etc.) is indicated in the description of each individual apartment, holiday home and/or accommodation. This includes the consumption of water, electricity and gas, the final cleaning of the entire property, and any cot and/or cot. The supplement for an additional bed (only if available and upon acceptance by the individual owner) is to be requested at the time of booking and is to be calculated separately. We rent only to adults and minors are admitted only if accompanied by their parents or adults with a written and signed authorization with a copy of the identity document of their parents. Also included: bed linen and towels; any heating and/or air conditioning costs (if available) and parking space where available. All properties for tourist purposes are delivered clean and functional and the final cleaning is included in the rental price (unless otherwise expressly agreed upon in advance at the time of the booking request and/or published on the website). Guests are required to return the home clean and tidy as they found it when they entered

Arrivals and departures: Entry is scheduled from 3.00 pm to 8.00 pm on the first day of stay, unless otherwise agreed between the parties. Exit no later than 10.00 am on the last day. All arriving guests are required to hand over their identification documents for check-in.

Number of holidaymakers: Only the people whose name appears on the booking request will be able to occupy the property. COOPERATIVA SOCIALE LE TRACE has the EXPRESS RIGHT AND RIGHT to identify (by means of valid identity documents recognized by law) the people to be hosted. Any substitutions of people during the rental period are permitted only if previously agreed. The number of holiday guests (adults + any children + any animals) cannot be greater than that declared at the time of booking and – HOWEVER – cannot exceed the number of beds indicated in the holiday home catalog and/or on the website www.comacchioexperience.com .The person responsible for the keys and therefore for the entry into possession may prohibit the entry of excess people or – if – a surplus of guests is subsequently verified (due to unexpected arrivals) – may unquestionably request their removal and/or a refund of the amount due, always and only upon acceptance by the owner and “Coop Le Tracce”. Payment and cancellation: Payment is made electronically or in cash at the time of booking (only electronically for the web).

The tenant acknowledges that the deposit paid to Cooperativa Sociale Le Tracce has the nature of an ex Confirmatory deposit. art. 1385 of the CC In accordance with the articles. 1341 and 1342 of the Civil Code

In case of cancellation of the tourist rental, already confirmed in writing, the tourist will be entitled to a refund of the price of the tourist rental net of the following penalties:

for reservations at our office in viale Dolomiti n. 16 in Comacchio (Fe), on the website www.comacchioexperience.com and on www.airbnb.com Cancellation is free up to 30 days before booking; after this deadline, no refund is provided.

For reservations on the portal www.booking.com, the same is non-refundable. Condominium regulations: The tenant declares to accept the condominium regulations and, in the absence of the same, to comply with the rules of civil good living. From 1pm to 3pm and from midnight to 8am, noises that disturb guests’ rest are strictly prohibited. It is therefore forbidden, during these hours, to use radios, TVs or similar devices at high volumes, gatherings or noisy meetings. Failure to comply with this point may result in the expulsion of the transgressor.

Criminal: In the event of damage by the tenant to the property and/or furnishings, the damage must be compulsorily compensated, as per law. The tenant guarantees for all the people who rent the accommodation with him.

Damages for failure to vacate the property: If the property is not vacated within the terms established by the contract, €50.00 will be requested for each additional hour and €200.00 for each additional day of occupation. Complaints: Each house for the purpose of tourist rental has been visited and checked by the “Cooperativa Sociale Le Tracce” and is deemed suitable for the purpose referred to in this contract, but any responsibility for any changes made by the owner without the knowledge of the Cooperative itself is expressly disclaimed. The holiday guest – upon arrival and therefore upon taking possession of the property – will have to check the general state of the property, a summary inventory, the functioning of the appliances and possibly make any complaints within 24 hours of taking possession. The repair of any faults, not due to accidental causes, which occur during the stay are the responsibility of the customers. To make the above functional, it is essential that complaints are made promptly. However, for all complaints made after 10 days from the end of the rental the holiday maker will not be entitled to any type of compensation (even if appropriately demonstrated).

Intended use: The parties acknowledge that this rental relationship is excluded from regulation 392/78 art.26 letter A and subsequent amendments both as regards the duration and the rent and other related regulations as it is expressly and exclusively aimed at satisfying needs tenant’s housing for tourist purposes with the exclusion of use for study and work reasons. The tenant, under penalty of termination, therefore declares that the property will be used as a holiday home, having a property in another municipality where he actually resides and has his domicile. The change of destination by the tenant of the property as a second home or holiday home to a habitual residence will constitute a serious and culpable breach such as to cause the immediate termination of the contract due to the fact or fault of the tenant himself.

Compliance: The tenant acknowledges: having examined the premises – having received a telephone description of them – having found them suitable for use, in good condition and in any case free from defects that could compromise the successful completion of this contract, for which he undertakes to return them, at the end of the lease, in the same conditions in which they were transferred to him, undertaking to carefully clean and maintain them. The tenant, after having examined the furniture and related furnishings, undertakes to immediately notify any damage or extraordinary events affecting the rented property and to take the utmost care of what has been entrusted to him. In the event of a performance failure, the tenant is also required to act cooperatively to resolve the issue, allow access to the accommodation by the landlord or his representative and contain the damage to the least possible extent.

Subleasing: Subleasing, loaning or transferring to third parties in any form is prohibited. Right of inspection: The cooperative reserves the right to inspect the property unit when and if it deems it necessary. Competent court: Any dispute will be settled exclusively by the Court of Ferrara. Apartments: All properties are equipped with a bathroom with hot and cold water, furniture, and a terrestrial TV socket. Extra charges on request: If they are required

Bed linen: €10 per person per stay. Bathroom linen (set of 3 towels: €10 per person per stay)

Tourist tax: € 0.40 per person for each overnight stay up to a maximum of 14 consecutive nights. Children under 12 years of age are exempt from payment.
